Bank Tower – ongoing

When a visionary client discovered an abandoned 14-storey bank tower – the tallest structure between Detroit, Michigan and Toledo, Ohio – he immediately saw the potential for revitalization. In early consultations with the principal of studio g+G, the client outlined an ambitious plan: acquire the mid-century modern landmark, restore its historic character, and convert it into a dynamic residential hub in the City of Southgate.

Following a comprehensive feasibility study, the property was purchased, in conjunction with studio g+G forming an integrated project team with Constantine George Pappas Architecture and Planning. What began as a master plan for the 12-acre site quickly evolved into a far-reaching redevelopment initiative, bolstered by an ARPA Grant from Wayne County, Michigan. The expanded vision includes not only the adaptive reuse of the tower but also the creation of a new public park and a pedestrian overpass that connects this green space with Kiwanis Park across Trenton Road.

The centerpiece of the project is the transformation of the iconic tower into 216 residential units, offering a thoughtful mix of studios, one-bedroom, and two-bedroom apartments. Special design attention was given to the ground-floor and penthouse levels, which feature unique two-storey residences. A new lobby preserves key architectural elements from the original bank, including its luminous ceiling and polished steel safety deposit boxes—an homage to the building’s heritage.

Resident amenities are both distinctive and community-focused:
• A community lounge inside the former bank vault
• Multipurpose community rooms
• An outdoor plaza with swimming pool
• Fitness center and dog spa
• Lower-level parking and secure resident storage

Serving as a sculptural counterpoint to the verticality of the tower, the adjacent park features sculptural landforms, a continuous three-eighths-mile walking path, and integrated outdoor amenities—including fitness stations, a putting green, and courts for tennis and pickleball. A weathering steel open-air pavilion is set at the south end of the open space. A pedestrian bridge spans Trenton Road, linking the site to Kiwanis Park and enhancing community connectivity.

The project is currently under construction and is slated for completion in 2026.
